Entering new segments
Yapı Kredi Koray has launched its first projects outside Istanbul with residential projects and shopping mall projects in 2005 in Ankara Bilkent on 18,000 square meters of land and in Çankaya on an area of 10,000 square meters. The Company has entered the shopping mall segment with the giant project, Neo, the first shopping mall in Eskişehir to be built on an imposing 50,000 square meters of land.
Entering the foreign markets
Not limiting itself to the Turkish real estate market, Yapı Kredi Koray intends to use the experience it gains in Romania to explore other opportunities in the Eastern European market. Project development has been initiated in 2005 on a 30,000 square meter site purchased in Bucharest’s Voluntari district. A residential project is planned on this location.
Fostering international relations
Successfully representing Turkey on all global real estate platforms, Yapı Kredi Koray has participated in several events abroad and has successfully represented Turkey in international competitions.
After being honored with first prize in the MIPIM International Real Estate Awards in 2001 for its Elit Residence Project, Yapı Kredi Koray has received the same award for its Istanbul Istanbul project at the of 2002. This has been a real success, not just for the Company but for the Turkish Real Estate sector as well. The project was also a finalist in ULI Awards of Excellence. The ULI Turkey Council that was established under the presidency of Yapı Kredi Koray has continued its activities and has organized a conference in Istanbul entitled ‘Trends in Europe’ in June 2005.
Launching new projects in promising area
The Riva district, situated in a forested region near the Black Sea coast and the Riva River, is a promising area for real estate development. The Riva Project will be built on 480,000 square meters of earthquake-resistant land close to new highways that provide a quick commute to the city. The Riva Project will be a unique initiative in the real estate sector.
The renovation and restoration of Narmanlı Han will be a good example of urban and historical transformation in Turkey.

Launching reference projects that generate cash
New real estate investment and development projects in Turkey are being investigated in cooperation with international firms. The objective is to finance new projects with existing revenue sources and to prioritize projects that generate high earnings. Recognized for its successful projects in the Kemerburgaz area, Yapı Kredi Koray launched Istanbul Bis project in the same region in 2005.
Neo, the shopping mall investment whose land purchase was announced in April 2005, is considered as
a project with great cash-generating potential.
